What areas of Delaware County are eligible for the USDA Mortgage Program?
As expected, most of Delaware County is geographically restricted from the No Down Payment USDA Mortgage Program. The county’s population density precludes the majority of the county from being included in the USDA’s Rural Development Eligibility Map. Moving away from Philadelphia and eastern Delaware County, we finally reach USDA Eligible territory again when we reach Chadds Ford Township west of Route 202. This township borders Chester County and includes the Brandywine Battlefield Historic Site.
Chadds Ford is the only USDA Eligible area in Delaware County.

$480 for any student living in the household who is not on the mortgage application
$400 for each disabled household member who is not on the mortgage application
Documented Child Care Expenses for household members under the age of 13
Documented Medical/Disability Expenses for household members age 62 or older (this deduction is allowable if the expense exceeds 3% of the household income)
